Levies are the central point of the successful management of any complex and levy debt collection is a crucial part of our service to you.  Whether a Sectional Title Scheme or Homeowners Association, your property cannot survive if all levies are not paid timeously and we are here to solve your levy debt collection problem. 

How does Levy Debt Collection work?

After each Annual General Meeting, the trustees of the sectional title scheme of homeowners’ association property pass a resolution for levies to become payable.  The standard resolution is that levies are payable monthly in advance before the 1st of the month to avoid interest and credit control procedures.

Camalb Properties is registered as a Debt Collector with the Council for Debt Collectors.  In terms of this we are allowed to charge certain fees (as prescribed by the Council for Debt Collectors from time to time) for the work we do in terms of the collection of the levies on behalf of the Body Corporate.

It is important to note that your property does not have to be managed by Camalb Properties for us to manage your levy debt collection.   This levy debt collection service is however included in all properties managed by Camalb automatically.

Dedicated Debt Collector

Your property will be allocated to a specific Debt Collector. This ensures fast and efficient service as well as better personal knowledge of the intricacies of your particular property.

Paid Late Procedure

All accounts not paid by the 7th of each month, will incur interest automatically.
No Debt Collecting charges are raised until the 7th of each month by Camalb Properties in order to keep the costs of collection as low as possible.

SMS's

On the 4th, 8th, 15th and 25th of each month a SMS and formal letter is sent to each client whose account is in arrears.

  1. On the 4th of the month, a courteous reminder letter is sent to owners who have made only partial payments, encouraging them to settle their accounts.

  2. On the 8th of the month, a reminder is sent to unit owners who haven’t paid their last levy billed, stressing the importance of timely payment.

  3. On the 15th of the month, a formal demand is issued, warning owners that continued non-payment may lead to legal action, substantial legal fees, and negative credit listings, in compliance with the STSM Act regulations.

  4. On the 25th of the month, owners with accounts already handed over to attorneys receive a letter explaining the consequences of civil judgments and urging them to make payment arrangements.

 

During the total process mentioned above, telephone calls are made to client, and emails sent to client informing him/her of outstanding account and urging the unit owner to enter into an arrangement to repay the levies due.

Should the above measures not work, Camalb will, in line with the management structure of your property, hand over the account for formal legal prosecution.
